Front Yard Tree Policy
The following policy was adopted on November 22, 2025. 1. Tree replanting will be accomplished within a month of tree removal or as soon as practical. 2. The Board will approve a list of four acceptable trees for replacement. 3. Specific replacement selections will be made by the Garden Chair from the approved list. 4. Owners may appeal the Garden Chair’s selection determination to the Board.
Pest Control
Problems with pests should be directed to the Garden Chair. The Association uses the services of a company to routinely spray for pests. Spraying the inside of garages can be done at the owner's request.
Heating & Air Conditioning
The Association uses the service of a licensed contractor to perform annual maintenance at the request of each owner. Owners are responsible for payment to the contractor and any additional work contracted.

Architectural Change Form
Owners must submit to the Board of Directors an Architectural Change Form when modifying areas controlled by the Association. For more information, click on the links below.
Emergency Information
Emergency and Key Access. Unit homeowner may voluntary provide a name, address, and phone number of where they can be reached, or family or friend to be reached in case of any concerns. Owners may also provide a key to their condo so that a Board Member may have access in case of an emergency. Owners are encouraged to maintain a lockbox with a unit key for law enforcement or firefighters in case of emergencies. See note on Lock Box access below.

Contact Sun City Fire & Medical Department (623 974-2321). Free appointment to check the lock box containing your front door key. Owner supplies the key. Access by fire and ambulance services.
